Get pre-approved before you fall in love

Knowing what you can comfortably spend makes every showing more useful and every offer stronger.

A pre-approval tells you your price range, holds a rate for a period of time, and shows sellers you're ready. It's one of the first things I suggest to every buyer, whether you're buying a first home in Peterborough or a cottage on the water.

Rural and waterfront properties can add a few wrinkles. Seasonal road access, well and septic systems, and older cottages that aren't winterized can all affect how a lender looks at a purchase, and sometimes how much you'll need to put down. I'll help you ask those questions early.

The Basics
01

Talk to a lender

A bank or mortgage broker reviews your income, savings and credit.

02

Get pre-approved

You'll know your range and can shop with confidence.

03

Plan for closing costs

Land transfer tax, legal fees, inspections and adjustments all add up.

04

Finalize financing

Once your offer is accepted, the lender confirms the property and the details.

Payment Estimator

A quick sense of monthly cost

Adjust the numbers to see an estimated monthly mortgage payment. It's a starting point for a conversation, not a quote. Mortgage default insurance, property tax and insurance aren't included.
